I have been having technical issues with the company I have been using to send my newsletters to you so I had decided to suspend sending them last year until I could find a better service. They have since convinced me that they have fixed their issues and I will continue with the same service until I see the need to make a change.

I apologize if you received a repeat of a previous mailing. I guess they were testing the service for functionality, I guess… Anyhow I am a bit busier in 2010 and things are moving pretty quick but as always I am never too busy for YOU! First of all Happy belated 2010!

As I mentioned before there are a lot of new things going on with me that can become tools for you to use for your benefit. The biggest thing right now is Rent To Own.

Rent To Own started when a client of mine applied for a first time home buyer program but did not qualify because of his credit. In fact he had no credit. When we pulled his credit reports he did have “stuff” on it like most people; some were lates, some were collections, and some were on time/current but none of them were accounts that registered a score so effectively his score was 0. (I’ll send an update about which types of accounts register and don’t register a score soon).

He really wanted to buy a house bad and was willing to do anything to get in the door. So being that I do credit repair I offered the service and he said yes. While in the process of repairing his credit my client got desperate and began looking for other options. He found a service that finds homes where they arrange for you to take over the mortgage payments for a rather hefty fee and asked if I could do something like that for not as much. After much thought and being creative I figured that I could do him one better and contact property owners willing to do a lease with option to buy. And instead of just sending them a rental application I would send a package with my client’s financial info showing that if they rented to him he would indeed be able to buy the place at the end of the lease term because he’s actively fixing his credit and he’s already dealing with a knowledgeable loan adviser that has made sure he passed all the other pre-qualifications…me!

Long story short, my neatly put together package never went out because after just 4 months of following the credit score raising guide that I gave to him his score was 700 and I was able to pre approve him for a home loan. Since then I have been getting a very good response from people interested in Rent To Own, many of which are now active clients.

As part of the Rent To Own program I’ll help fix your credit score AND help negotiate and or settle your debts so that you will easily get into a home offering a lease with option to buy because the owners of these properties do want to sell rather than have long term renters. The four things I never leave my computer without!

Besides real estate I give a lot of tech advice as well. Recently I’ve been called to help a couple people get their PCs up and running after finding them infected with mass amounts of viruses, spyware, and junk files. Having these on computer can seriously slow down your computer’s speed including internet access, mess up other files/programs on your computer, and can be transferred from your computer to others. All these things are easily prevented if you take the time to install the right protective software and run scans regularly.

AVG Free is the one anti virus program I recommend. Its one of or close to the most downloaded program for PCs. Best thing is its free with no renewal charge ever! And it also happens to work really well at catching and getting rid of viruses. AVG is easy to install and you can set it to automatically scan your computer on a regular schedule.

PC Tool’s Spyware Doctor is again free and scans for and eliminates spyware. You may find spyware on your computer after visiting certain websites or downloading a program. Spyware is used by advertisers and marketers to track your web surfing habits and target advertisements to your computer based on your web searches.

While spyware is normally harmless if you don’t mind folks tracking your browsing habits, malware can slow your PC to a slow crawl or a screeching halt. Worse than that, without your permission it can install itself on your hard drive, send you a legit looking message saying your computer is infected with many viruses, and offer removal of those viruses upon you purchasing the advertised program!  Malwarebyte’s Anti Malware will not only get rid of these malware programs but will keep them from coming back…for free.

Junk files such as incomplete downloads, temporary files, ad files left after you uninstall a program will slowly but surely eat up your PC’s hard drive space. CCleaner is a program that will clean up those unwanted files and clear disk space for the price of…free!

I’ve had all these programs installed for years and have never had a problem. When I go to fix a computer that has “gotten slow all of a sudden” or can no longer connect to the internet, installing these four programs usually cures the problem.

New credit card laws effective today that President Barack Obama has signed a federal law to protect millions of consumers who rely on credit cards, we’re in a new era of managing credit. The new law contains the most far-reaching changes to the credit card industry in decades.

What will the credit card law mean for cardholders?

The new normal

Credit cards will be more transparent and easier to understand for everyday Americans. Credit cards will become more costly for all users, say issuers and industry analysts, and inaccessible for low-income families. Look for the return of routine annual fees, fewer rewards cards and the possibility that bills will be payable immediately rather than after a month long grace period.

Millions of credit card users will avoid retroactive interest rate increases on existing card balances and have more time to pay their monthly bills, greater advance notice of changes in credit card terms and fewer penalty fees, late charges and interest payments. The law also fundamentally changes the way credit card issuers market, bill and advertise credit cards.

Here are the highlights of the law:

Limited interest rate hikes:

Interest rate hikes on existing balances will be allowed only under limited conditions, such as when a promotional rate ends, there is a variable rate or if the cardholder makes a late payment. Interest rates on new transactions can increase only after the first year. Significant changes in terms on accounts cannot occur without 45 days’ advance notice of the change.

Universal default, the practice of raising interest rates on customers based on their payment records with other unrelated credit issuers (such as utility companies and other creditors), will end.

More time to pay monthly bills:

Credit card issuers will have to give card account holders “a reasonable amount of time” to make payments on monthly bills. That means payments will be due at least 21 days after they are mailed or delivered. Consumers have complained about due dates that change without notice or are moved up, giving them less time to pay their bills and increasing the likelihood of late fees.

Credit card issuers will no longer be able to set early morning or other arbitrary deadlines for payments. Cutoff times set before 5 p.m. on the payment due dates will be illegal under the new law. Payments due at those times or on weekends, holidays or when the card issuer is closed for business will not be subject to late fees.

Highest interest balances paid first:

When consumers have accounts that carry different interest rates for different types of purchases (i.e., cash advances, regular purchases, balance transfers or ATM withdrawals), payments in excess of the minimum amount due must go to balances with higher interest rates first.

Current industry practice is to apply all amounts over the minimum monthly payments to the lowest-interest balances first — thus extending the time it takes to pay off higher-interest rate balances.

Limits on over-limit fees:

Consumers must “opt in” to over-limit fees. Those who opt out will have their transactions rejected if they exceed their credit limits, thus avoiding over-limit fees. Fees charged for going over the limit must be reasonable.

No more double-cycle billing and lower subprime fees:

Finance charges on outstanding credit card balances will be computed based on purchases made in the current cycle rather than going back to the previous billing cycle to calculate interest charges. So-called two-cycle or double-cycle billing hurts consumers who pay off their balances, because they are hit with finance charges from the previous cycle even though they have paid the bill in full.

People who get subprime credit cards and are charged account-opening fees that eat up their available balances will get some relief under the new law. These upfront fees cannot exceed 25% of the available credit limit in the first year of the card.

Minimum payments:

Credit card issuers must disclose to cardholders the consequences of making only minimum payments each month, namely how long it will take to pay off the entire balance if users only make the minimum monthly payment. Issuers must also provide information on how much users must pay each month if they want to pay off their balances within 12, 24 or 36 months, including the amount of interest.

Debt Negotiation/Consolidation Re-Visited

I’ve been getting a lot of questions about negotiating debt and how to do it.  I do help people with credit repair but debt negotiation is entirely different. Credit repair can remove negative marks on your credit report but it cannot take away any debt you honestly owe. The advantage of doing credit repair is that your credit score will be positively affected without any money out of your pocket except for what you pay to have it done.

Debt negotiation will deal directly with money that you owe but your credit score will not be affected. In some cases your credit score will get worse depending on how quickly and effectively your det is dealt with. There are however cases where a good negotiator can get a creditor to remove the account from your report.

The art of debt negotiation revolves around the little known secrets that creditors sometimes more than not will deal with you or someone you hire and settle for less than the amount you owe. How much less? Some companies will let you off if you can pay just 50% of your owed amount in one payment.

In the matter of debt consolidation your are given a lump sum loan in the amount of your total debt and pay back your loan in one monthly payment. This is a good option for people who’s accounts have all gone into collection and there’s no chance saving their good standings. If you do have credit card accounts that you’re just late on its best to catch them up, pay down the the balance, and make it a point to start paying on time again. This will take care of your debt and add positive points to your score, especially after the balance gets paid down to under 30%  of your credit limit.

In my consultations I always recommend credit repair first and debt negotiation to handle the remaining accounts on your report. The reason for this is you can increase your credit score, rebuild your credit, and eliminate your debt at the same time.
